Development Compliance and Zoning
Under the direction of the Director of Planning and Zoning, Development Compliance and Zoning staff is charged with monitoring all development for compliance with the City’s Land Development Regulations (LDRs), Chapter 78 in the Code of Ordinances, and Development Orders for Planned Unit Developments and Planned Community Developments.
Development Compliance and Zoning staff is responsible for all procedures related to the City's zoning regulations, including: Zoning Confirmation letters, Variance petitions, Minor Conditional Use petitions, Special Event permits, and sign permits. In addition, our staff reviews all Occupational License applications and Liquor License applications for compliance with the City's zoning regulations.
Prior to the issuance of Building Permits and Certificates of Occupancy, construction plans are reviewed by Development Compliance staff for consistency with the LDRs and conditions of approval specified in applicable Development Orders. After consistency has been determined, representatives of the Forestry, Finance, Fire, Police, Engineering, Code Enforcement, Public Works, and Geographical Information Systems (GIS) must approve the issuance of all commercial, and certain residential, Building Permits and Certificates of Occupancy (see Sign Off Representatives List).
Forestry is part of the Development Compliance and Zoning Division. Forestry provides a wide range of services to the residents of Palm Beach Gardens. Environmental and natural areas, development, landscaping, and wildlife are all important items that distinguish the City from typical urban settings.
Forestry plays a part in preserving and protecting these natural resources, and as part of the Development Compliance and Zoning Division, is actively involved in making sure new developments follow the City's Codes to ensure continuation of the look and feel of "Garden City."
