Under the direction of the Director of Planning and Zoning, Development Compliance and Zoning Division staff is charged with monitoring all development for compliance with the City's Land Development Regulations (LDRs), Chapter 78 in the Code of Ordinances, and Development Orders for development projects in the City.
Development Compliance and Zoning staff is responsible for all procedures related to the city's zoning regulations, including:
- Minor conditional use petitions
- Sign permits
- Special Event permits
- Variance petitions
- Zoning confirmation letters
- Business Licenses
- Liquor Licenses
Prior to the issuance of building permits and certificates of occupancy, construction plans are reviewed by Development Compliance staff for consistency with the LDRs and conditions of approval specified in applicable development orders. After consistency has been determined, representatives of the Forestry, Finance, Fire, Police, Engineering, Code Enforcement, Public Works, and Geographical Information Systems (GIS) must approve the issuance of all commercial, and certain residential, building permits and certificates of occupancy.
